If you have been apartment hunting for a while but you have not found a suitable apartment yet, it can be frustrating, especially if the problem is because of an insufficient income. The apartment markets in most of the major cities are upscale, even though most people do not have upscale salaries.

Take a proactive approach to the situation and be honest with yourself; first, you may want to live in a certain area, but if you cannot afford it, focus on the features instead of just the location.

Second, realize that most of the apartments that are easy to find will be the most expensive to rent. When you the amount you want to pay for an apartment rental is below the average market price, you have to allow yourself as much time as possible to find the apartments are that are within your budget.

Now that you have identified the features you want and the amount you want to pay for your new apartment, you can begin to focus your energy on where and how to find your ideal new home.

Begin by researching the features you want to see where they exist. For example, if you want your new apartment rental to be on a tree lined street, there will probably be many different locations that meet these criteria, once you find them, you can begin to select the ones that work best for you.

Distance to services, transportation and social activities are all factors in choosing a location for your new apartment home. Many times you will find apartments that have a low rental fee, but you have to budget more time to travel to work or for social activities. You have to decide what is more important to you; time or money.

You will find that it is easier to negotiate directly with a landlord than going to an apartment locator or real estate broker. A good rule of thumb to use when looking for an apartment in Dallas is the closer the range in area the better your chance of finding an apartment you can afford. For example, if you search for an apartment in a city newspaper, you will find many apartments that are listed by real estate agencies, while a neighborhood newspaper will have more advertisements for apartments for rent by the owner.

The apartment services on the Internet are a great way to get the important information you need to find your new apartment, such as neighborhood descriptions and community services, like transportation and bank location.

Play it smart and check the Dallas government site for any laws that apply to renting an apartment before you sign a lease.

Renting a Dallas apartment might be the best way for an investor to ride out the current recession. Renting allows home buyers to increase capital, improve credit and secure employment. In time, the market will rebound, but not before hitting bottom. This is when the prepared investor can find some of the best real estate deals in Dallas. But until then, the news remains grim.

Property sales in North Texas have slowed to a trickle because of the lack of credit and worries about the economy.

“We are all hoping there is a lot of pent-up capital on the sidelines that wants to get back into real estate,” said Jack Fraker, a top investment broker with CB Richard Ellis. Fraker said his property sales were off 65 percent or more in 2008.

At the same time, property values have fallen.

“There is still a disconnect between the sellers and the buyers,” he said. “Hopefully that will change later this year.

“Most of the institutional investors have tried to avoid writing down their real estate values,” Fraker said. “They can’t hide from that for long.”

The rents that investors can get from Dallas office buildings are already falling, said CB Richard Ellis’ Phil Puckett. “I see some landlords trying to hang onto what was,” Puckett said.

While overall office vacancies in North Texas are at about 20 percent, they won’t stay there, he said.

“It’s going to go up,” Puckett said. “The question is how much space are we going to get back from company closings?”

In case you are moving to Dallas know that buying real estate over renting makes better financial sense.

Purchasing Dallas real estate is the best move you can make financially because if you are leasing a home or a condo then your monthly lease payments are going directly to the landlord’s pocket with no return for you in it. If you purchase any real estate in Dallas then the cash you invest in your mortgage monthly is going into building your property equity. When you have equity in a home you will be rewarded ion many ways. In addition, you will own your home instead of just leasing a house from someone else.

Having a family can make it hard and pricey to locate a lease home that has the right amount of room that is needed for you and your entire family. It is not uncommon for folks with families to end up spending more in rent for a lease home than what they might pay for a monthly mortgage payment if they had just purchased a home.

Many people lease homes instead of buying for one main reason when relocating to a new city is because they are uncertain what part of the big city they want to live in. One of the other reasons people rent over buy is temporary job status. Now, if you have the job security and the credit needed then with the services of a great Dallas real estate agent you can find some nice homes for sale and you can complete the entire process of buying a home as easily as you could leasing a property.

When you have a savvy agent that can provide you with Internet videos, photos, land surveys and all the other information about a property that would be just as good as if you were actually there to tour the property in person which will save you a bunch of time. Furthermore, when buying Dallas real estate you can also apply for a mortgage and start working with a lender the same way that you would apply for a rental home and start working with a landlord.

Are you worried about the down payment that you would need to purchase a home? Well, don’t be. When you work with the right lender and you are sure that your credit rating is good you will be able to qualify for a no money down home loan.

When buying a piece of Dallas real estate with little or no money down mortgage you could end up purchasing Dallas real estate and residing in your very own home while paying less than you would for rent on a new apartment. That is because if you were relocating into an apartment you would have to put down the first and last month’s rent. In addition, if you happen to have a family and need to lease a house or a larger apartment, your first and last month’s rent can become a large amount of money to come up with.

When comparing renting vs. buying you will find that you can actually save money when you buy Dallas real estate instead over rent.
